Closing Up a Manufactured Home in Florida for the Summer
(especially with heat, humidity, storms, and pests) is less about “winterizing” and more
about moisture control, storm prep, and security. Here’s a practical, field-tested
checklist:

 Climate & Interior Protection

• Set thermostat to ~78–82°F (don’t turn it off—prevents mold growth)
• Install a humidistat or dehumidifier if you have one (aim for <60% humidity)
• Change HVAC filter
• Pour a cup of bleach or vinegar down drains (slows mold/odor buildup)
• Empty fridge:
      * Toss perishables
      * Leave doors slightly propped open (prevents mildew)
• Clean all surfaces (crumbs = pests)
• Wash and dry linens; store in sealed bins if possible
• Putting trays of kitty litter or charcoal briquettes  around the house will help draw
  excess moisture out of the air.

 Plumbing

• Turn off main water supply
• Drain lines by running faucets briefly
• Turn off water heater (or set to vacation mode)
• Cover toilets and drains with Saran Wrap to prevent the water in the drains from
  evaporating.  Without water in the drains, sewer gas can come into the house.

 Electrical & Fire Safety

• Unplug electronics (TVs, coffee makers, etc.)
• Turn off breakers for non-essential circuits
• Test smoke detectors and replace batteries
• Remove or secure any lithium batteries (heat risk)

 Storm / Hurricane Prep

• Install storm shutters or pre-cut plywood
• Secure or bring inside:
      * Patio furniture
      * Grills
      * Potted plants
• Inspect roof, tie-downs, and skirting (critical for manufactured homes)
• Trim nearby trees/branches
• Clear gutters and downspouts

 Pest Prevention

• Seal visible gaps and cracks
• Put out pest deterrents or bait stations
• Empty all trash
• Consider a professional pest treatment before leaving

 Security

• Lock all windows and doors
• Add motion lights or timers for lights/TV
• Pause mail or forward it
• Let a neighbor or park manager know you’ll be away
• Consider a camera system or smart doorbell

 Exterior & Storage

• If leaving a vehicle:
      * Disconnect battery or use a maintainer
      * Inflate tires properly
• Cover outdoor AC unit (top only—don’t trap moisture)
• Store important documents off-site or digitally

 Admin / Maintenance

• Check insurance coverage (especially hurricane/windstorm)
• Note emergency contacts (park office, handyman, plumber)
• Take photos of property condition before leaving
• Set up a periodic check (friend, neighbor, or service)

 Florida-Specific Tips

• Mold is your biggest enemy—airflow + cooling is key
• Sudden storms can cause power outages → consider a surge protector
• If in a community, check HOA/park rules for seasonal closure
